São Paulo-based Studio MK27—renowned for revolutionary builds that challenge the tenets of Brazilian modernisim—has established an overarching design for the forthcoming residences rooted in minimalism, featuring clean lines, neutral palettes, natural materials, and thoughtful accents. Lead architect Marcio Kogan is collaborating with veteran architect Suzana Glogowski in crafting nature-forward homes that fold into the verdant backdrop through full panoramic windows, abundant natural light, and retractable walls that reveal spectacular sea views.
“Always seeking to give maximum importance to the site, our work is centered around enhancing the connection between architecture and its surroundings,” explains Kogan.
The 46 luxury homes span a total of 212,076 square feet, with residences reaching up to 8,404 square feet. Offering spacious open floorplans, owners can choose between two, three, or four-bedroom layouts.
The four-bedroom residences are available as duplexes or penthouses, featuring two living rooms. Two- and three-bedroom residences include ground-floor, first-floor, or lower penthouse options. All ground-floor and lower penthouse homes integrate a swimming pool, while ground floors also feature a private garden. Owners can further personalize their residences to suit their preferences.
“We designed terraces at the ends of each prism, extending the living spaces seamlessly into the outdoors and offering views in three distinct directions,” Kogan adds. “This approach not only enhances the direct integration with the landscape but also ensures that every bedroom enjoys unobstructed views of the sea.”
For the interior spaces, The Residences enlisted the talents of acclaimed Barcelona artist and designer Lázaro Rosa-Violán, widely celebrated for his pioneering language of design, expressed in some of the world’s most influential projects. By applying a pastiche of bold patterns, rich textures, and bespoke furnishings to shape the style of each residence, Rosa-Violán conceived uniquely enchanting contemporary spaces intended to stimulate the senses and evoke joy.
In an effort to create equally captivating exterior spaces that match the setting as well as the structures, landscape designer Isabel Duprat masterfully weaves native indigenous vegetation along outdoor pathways. Her thoughtful initiatives to “rewild the terrain” have forged a supremely place-based interpretation of serenity that encourages ongoing exploration and connection with nature.
Finally, lighting designer María Covarrubias applies intelligent illumination techniques to the personal and connective exterior spaces, amplifying the depth and vibrancy of surrounding foliage.
